These Terms of Use govern your access to and use of the Cretico website, platform and services. By accessing or using the Site you agree to be bound by these Terms. Please read them carefully.

Terms of Service
Cretico operates an online platform at https://creti.co that connects hosts who wish to offer holiday accommodation in Crete with guests seeking to book such accommodation (together, the “Services”). Cretico’s role is limited to facilitating the availability of the Site and Services.
Cretico is not a party to any agreement entered into between hosts and guests. Any booking made through the platform creates a contract directly between the host and the guest; Cretico has no control over, and does not guarantee, the conduct of hosts or guests or the existence, quality or legality of any listing.
Key Terms
In these Terms, the following expressions have the meanings set out below:
- “Cretico Content”
- all content that Cretico makes available through the Site or Services, including any content licensed from a third party.
- “Booking Request Period”
- the period within which a host must confirm or reject a guest’s booking request, as indicated on the platform.
- “Collective Content”
- Member Content and Cretico Content together.
- “Content”
- text, graphics, images, information or other materials made available through the Site or Services.
- “Guest”
- a Member who requests or completes a booking of an accommodation.
- “Host” / “Owner”
- a Member who creates a listing and offers an accommodation via the Site.
- “Listing”
- an accommodation listed by a host as available for booking via the Site.
- “Member”
- a person who completes Cretico’s account registration process.
- “Member Content”
- all Content that a Member posts, uploads or transmits through the Site.
- “Taxes”
- any VAT, tourist, occupancy or other taxes, levies or duties that may apply to an accommodation or booking.
Modification
Cretico reserves the right, at its sole discretion, to modify the Site, the Services or these Terms at any time and without prior notice. It is your responsibility to review the Terms periodically; continued use of the Site or Services after changes are posted constitutes acceptance of the modified Terms.
Eligibility
The Site and Services are intended solely for persons who are 18 years of age or older. Any access to or use of the Site or Services by anyone under 18 is prohibited. By using the Site you represent and warrant that you are 18 or older.
How the Site and Services Work
The Site is a marketplace through which hosts may create listings for accommodations and guests may learn about and book those accommodations directly with the hosts.
Cretico is not an owner or operator of properties, and unless explicitly agreed otherwise, Cretico does not itself provide accommodation. Cretico’s responsibilities are limited to facilitating the availability of the Site and Services and serving as the limited collection agent of hosts for the purpose of accepting payments from guests on their behalf.
Account Registration
To access certain features of the Site you must register for an account. You agree to provide accurate, current and complete information during registration and to keep your account information accurate, current and complete.
You are responsible for safeguarding your password. You agree not to disclose your password to any third party and to notify Cretico immediately of any unauthorised use of your account. You are solely responsible for any activities or actions taken under your account, whether or not you have authorised them.
Accommodation Listings
Hosts creating listings confirm that they hold, or are duly authorised under, the required GNTO (Greek National Tourism Organisation) licence for the accommodation offered, and that their listings and the rental of their accommodations comply with all applicable laws, tax requirements and agreements with third parties.
Hosts remain solely responsible for their listings, including their accuracy and completeness. Once a booking is requested at a quoted price, hosts may not raise that price for the booking concerned.
No Endorsement
Cretico does not endorse any Member or any accommodation. Any references to a Member being “verified” (or similar language) only indicate that the Member has completed a relevant verification process and nothing more. You are responsible for determining the suitability of other Members and accommodations yourself.
Bookings and Financial Terms
Guest fee: 6% of the accommodation fees.
Host fee: 9% of the accommodation fees, or 15% where Cretico manages the promotion and conclusion of bookings on the host’s behalf.
Payment schedule: the full amount is due on confirmation if check-in is less than 45 days away; otherwise a 30% deposit of the accommodation, plus our booking fee, is charged on confirmation, and the balance, including the tourist tax, falls due 45 days before arrival.
When a guest requests a booking, the host must confirm or reject the request within the Booking Request Period; otherwise the request expires and any amounts collected are returned to the guest.
Guests agree to pay the accommodation fees for the booking together with the guest fee of 6% of the accommodation fees. Hosts agree to pay Cretico a host fee of 9% of the accommodation fees for each confirmed booking, increased to 15% where Cretico manages the promotion of the listing and the conclusion of the booking.
The host’s payout for a booking is processed 24 hours after the guest’s arrival at the accommodation, less the applicable host fee.
Security Deposits
Hosts may require a security deposit for their accommodation, as specified in the listing. Where a deposit is taken, it is refunded to the guest after the end of the stay, following inspection of the accommodation, less any amounts withheld for damage attributable to the guest. The guest’s liability under this mechanism is capped at the amount of the security deposit.
Service Fees
Cretico charges service fees for the use of the Services, comprising the guest fee and the host fee described in Section 9. Applicable Taxes may be charged in addition to the service fees where required by law. Except as otherwise provided in these Terms or the Guest Refund Policy, service fees are non-refundable.
General Booking and Financial Terms
If a guest cancels a booking request before the host has confirmed it, any amounts collected are refunded to the guest. If a guest cancels a confirmed booking, the refund (if any) is determined by the cancellation policy of the host applicable to the listing. The guest fee is non-refundable regardless of the cancellation policy chosen.
If a host cancels a confirmed booking, the guest receives a full refund of the amounts paid, and Cretico may impose penalties on the host, including in relation to the placement and standing of the host’s listings.
Amounts payable are rounded to the nearest whole euro. Hosts are solely responsible for determining, collecting and remitting any Taxes applicable to their accommodation fees.
Guests are liable for damage caused to accommodations during their stay. Where a host submits a damage claim, the guest has 48 hours to respond to the claim before Cretico may proceed with its resolution.
Payment Currency
All payments through the Site are made exclusively in euros (€). Cretico does not support payments or payouts in any other currency.
User Conduct
You are solely responsible for your conduct and for compliance with all applicable laws when using the Site and Services. In connection with your use of the platform, you agree that you will not:
- scrape, crawl or otherwise use automated means to access or collect data from the Site;
- infringe the intellectual property or other rights of Cretico or any third party;
- send spam or other unsolicited commercial communications, or harass other users;
- circumvent Cretico’s fees, including by encouraging bookings or payments outside the platform;
- submit false, misleading or artificially altered pricing information;
- impersonate any person or entity or misrepresent your affiliation with any person;
- reverse engineer, decompile or otherwise attempt to derive the source code of the Site;
- as a host, list any accommodation that you do not own, control or have authority to offer.
Privacy
Cretico’s collection and use of personal information in connection with the Site and Services is described in the Cretico Privacy Policy. Personal data are processed in accordance with applicable Greek data protection legislation (Greek Law 2472/1997, as referenced on the legacy site, and this reference is pending a GDPR / Law 4624/2019 refresh under legal review).
Intellectual Property and Copyright
The Site, the Services and the Cretico Content, including the Cretico name, marks and logos, are protected by copyright, trademark and other laws of Greece and other countries. Nothing in these Terms grants you any right to use the Cretico name, marks or logos without prior written consent.
Member Content remains the property of the Member who posted it; Members grant Cretico the processing rights described in Section 18 so that the Content can be displayed and promoted through the Site and Services.
License
Subject to your compliance with these Terms, Cretico grants you a limited, non-exclusive, non-transferable licence to access and view the Site and the Collective Content solely for your personal, non-commercial use in connection with the Services. Any other use is prohibited without Cretico’s prior written consent.
Member Content
By posting Member Content on the Site, you grant Cretico a worldwide, irrevocable, perpetual, non-exclusive, transferable and royalty-free licence to use, view, copy, adapt, translate, distribute, publish and otherwise exploit that Member Content in connection with the Site, the Services and Cretico’s promotion of them, in any media. You are solely responsible for your Member Content and warrant that you hold all rights necessary to grant this licence.
Links
The Site may contain links to third-party websites or resources. Such links are provided for convenience only; Cretico does not control and is not responsible for the content, products or services available on or through those websites, and provides no endorsement of them. You acknowledge sole responsibility for, and assume all risk arising from, your use of any third-party websites or resources.
Feedback
We welcome your feedback, comments and suggestions for improving the Site and Services (“Feedback”). By submitting Feedback you agree that it becomes the property of Cretico, and you grant Cretico the right to use and exploit it without restriction or compensation to you.
Suspension, Termination and Account Cancellation
Cretico may, at its discretion, limit your access to the Site, temporarily suspend your account, or cancel your account and your ability to use the Services, with or without cause and with or without notice, including where you breach these Terms.
You may cancel your account at any time by contacting [email protected]. Provisions of these Terms that by their nature should survive termination will survive, including ownership provisions, disclaimers, indemnities and limitations of liability.
Disclaimers
The Site, the Services and the Collective Content are provided “as is” and “as available”, without warranty of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose or non-infringement. Cretico makes no warranty that the Site or Services will meet your requirements or be available on an uninterrupted, secure or error-free basis.
Limitation of Liability
To the maximum extent permitted by law, Cretico shall not be liable for any incidental, special, exemplary or consequential damages, loss of profits, loss of data or loss of goodwill arising out of or in connection with these Terms or your use of the Site and Services. In no event will Cretico’s aggregate liability exceed the amounts you have paid or owe for bookings via the Site in the twelve (12) month period preceding the event giving rise to the liability.
Indemnification
You agree to release, defend, indemnify and hold Cretico and its officers, directors, employees and agents harmless from and against any claims, liabilities, damages, losses and expenses (including reasonable legal fees) arising out of or connected with your access to or use of the Site and Services, your Member Content, your bookings or provision of accommodation, or your breach of these Terms.
Restrictions
You may not use the Site or Services if you are, or are acting on behalf of, a person or entity subject to applicable trade or economic sanctions, or listed on any applicable list of prohibited or restricted parties. You agree to comply with all applicable export control and sanctions laws in connection with your use of the Services.
Reporting Misconduct
If you stay with or host anyone who you feel is acting or has acted inappropriately, including anyone who engages in offensive, violent or sexually inappropriate behaviour, or who steals from or damages property, you should immediately report that person to the appropriate authorities and then to Cretico at [email protected]. Cretico’s response to any report does not create any obligation or liability towards you or any other person.
Entire Agreement
These Terms constitute the entire and exclusive understanding and agreement between Cretico and you regarding the Site, the Services and the Collective Content, and supersede and replace any prior oral or written understandings or agreements regarding the same.
Assignment
You may not assign or transfer these Terms or your rights and obligations under them without Cretico’s prior written consent. Cretico may assign or transfer these Terms without restriction. Any attempted assignment in breach of this section is void.
Notices
Any notices or other communications permitted or required under these Terms will be given by Cretico in writing, either by email to the address associated with your account or by posting on the Site. Notices are deemed received on the date of transmission (for email) or the date of posting (for Site notices).
Controlling Law and Jurisdiction
These Terms and your use of the Services are governed by and construed in accordance with the laws of Greece. Any dispute arising out of or in connection with these Terms is subject to the exclusive jurisdiction of the courts of Chania, Crete, Greece, save that Cretico may seek injunctive or other equitable relief for the protection of its intellectual property rights in any court of competent jurisdiction.
Dispute Resolution / Mediation
Except for claims relating to intellectual property, any dispute arising out of these Terms or the Services shall first be submitted to binding mediation in accordance with Greek Law 3898/2010 on mediation in civil and commercial matters.
The mediation process is confidential. Any settlement reached through mediation is enforceable in accordance with Article 904 of the Greek Code of Civil Procedure.
Fees and Expenses
Except as otherwise provided in these Terms or determined in mediation or court proceedings, each party bears its own fees, costs and expenses (including legal fees) incurred in connection with these Terms and any dispute arising under them.
General
The failure of Cretico to enforce any right or provision of these Terms does not constitute a waiver of future enforcement of that right or provision. If any provision of these Terms is held invalid or unenforceable, that provision will be enforced to the maximum extent permissible and the remaining provisions will remain in full force and effect.
